Pure-play land banking

Land. A scarce asset for the long term.

We identify and acquire land in markets where demand is growing faster than supply.

Why land

  1. 01/

    Replicability of other assets

Infrastructure and built assets can be replicated: new residential projects can be developed, office supply can expand, and new data centers can be built. Land is fundamentally different — its supply is finite.

This is especially true in locations constrained by geography, regulation or infrastructure, where additional supply is extremely difficult or simply impossible to create.

  2. 02/

    Location scarcity

Land itself is not scarce. The right locations are.

The value of land is driven by characteristics that cannot be reproduced elsewhere: proximity to the coast, infrastructure, major cities, transport corridors and centers of economic activity.

  3. 03/

    Scarcity strategy

Our focus is on land where supply is structurally constrained and demand has the potential to grow over time.

We look for locations where physical geography, regulation or infrastructure create a lasting limit on new supply.

Land gains value where scarcity is real

Across markets, the strongest land appreciation tends to occur where demand grows against a structurally limited supply.

Land in established ski destinations where geography and planning constraints limit new supply.

You can't extend a coastline. You can't expand a mountainside. You can't print power capacity.

Scarcity is physical. That is exactly what makes these locations valuable.

Land vs. built real estate

Built real estate always consists of two components: the land itself and what is built on it. The building ages and requires ongoing expenditure, while the land remains the underlying scarce asset.

Land

  • Does not physically depreciate
  • Minimal operating costs
  • Can be held until demand increases
  • Easier to subdivide and sell in separate parcels
  • Value increases as the location appreciates
  • Risks: title and documentation, access, zoning, liquidity

Built real estate

  • Ages and requires maintenance and repairs
  • Requires ongoing operating expenses
  • Depends on tenants and occupancy
  • More sensitive to interest rates and financing conditions
  • Vacant properties are more expensive to hold
  • Risks: vacancy, CAPEX, operating costs, refinancing

Land behaves differently through market cycles

Land has no operating business to maintain, no building to depreciate and, when held without leverage, no refinancing pressure. This gives land a fundamentally different risk profile during periods of market stress.

Where we look for scarcity

World map with the regions we focus on
  • Coastlines

Prime beachfront land is physically finite. In established and emerging destinations, new supply cannot simply be created.

  • Urban centers

Land in established cities is constrained by existing development, infrastructure and planning — particularly in locations where demand continues to grow.

  • Mountains & ski resorts

Land near established ski infrastructure is constrained by terrain, access, planning and the limited number of viable locations.

  • Strategic regions

Asia, Europe, the Americas and the Middle East — markets where structural demand meets constrained land supply.

Our land banking strategy

  1. 01/

    Identify

We identify land where future demand has the potential to exceed available supply.

  2. 02/

    Consolidate

We assemble individual plots into larger, strategically positioned land holdings.

  1. 03/

    Exit flexibility

Depending on the market and opportunity, land can be sold, developed, subdivided or repositioned.

  2. 04/

    Long-term horizon

We operate without pressure for a short-term exit, allowing value to develop over time.

We don't buy hype. We accumulate scarcity.

LongHolden is not built around short-term market cycles. We build long-term positions in scarce land.

About LongHolden

LongHolden is a land banking and investment company focused on acquiring and consolidating scarce land across global markets. We identify locations where long-term demand is supported by physical, regulatory or infrastructure constraints on supply.

  • Partnership

We work with investors, landowners and local partners to identify and consolidate strategic land positions.

  • Discipline

We focus on land where scarcity is structural and the long-term investment thesis can be clearly defined.

  • Global focus

Our search is not limited to a single market. We evaluate opportunities across Asia, Europe, the Americas and the Middle East.
